Overview

Alexander Plumbing and Sewer provides professional water heater repair, installation, replacement and maintenance for residential, commercial and industrial properties throughout Elgin, Illinois and the surrounding communities. Our experienced plumbers service a wide range of water heating systems, including traditional tank-style water heaters, tankless water heaters, high-efficiency water heaters and commercial water heating equipment, on both natural gas and electric systems.

We provide dependable solutions for insufficient hot water, leaking tanks, inconsistent water temperatures and malfunctioning equipment. Whether you need a minor repair, routine maintenance or a complete water heater replacement, we install and service your system for safe, efficient and reliable operation. We also install and service the components around it, including thermal expansion tanks, mixing valves, recirculation systems and water heater piping.

Symptoms

What the symptom usually means

No hot water at all

On gas units, typically the pilot, thermocouple, or gas control valve. On electric, usually a failed heating element or a tripped high-limit switch. Often repairable, and often inexpensive.

Not enough hot water, or it swings hot and cold

Sediment taking up volume in the tank, a failed lower element or dip tube, or a failing mixing valve. Sometimes a flush or a part solves it; sometimes the tank is simply near the end.

Rusty or metallic water

The sacrificial anode rod is spent and the tank lining is starting to go. If caught early the rod can be replaced. If the water is already discolored, the tank is usually on borrowed time.

Water pooling under the tank

If it is coming from a fitting or the T&P valve, that is a repair. If it is seeping from the tank body itself, no repair exists — the steel has corroded through and it needs replacing before it opens up properly.

Popping or rumbling

Water flashing to steam under a layer of hardened sediment. Common on Elgin's hard water. A flush may help, but persistent rumbling on an older tank signals meaningful build-up.

Our process

Repair or replace: how we decide

  1. Age against the failure

Under eight years old with a component failure is usually worth repairing. Past twelve with a tank-side problem usually is not, regardless of how cheap the part is.

  2. Cost against remaining life

We compare what the repair costs to how much service life it realistically buys. If a repair costs half a new unit and buys two years, that is a bad trade and we will say so.

  3. Whether the install is up to code

Older installs sometimes lack a thermal expansion tank, a drain pan, proper venting or proper T&P discharge routing. If we are replacing anyway, this gets corrected as part of the job.

  4. What you actually need

If your household or business has grown or you keep running out of hot water, sizing up, moving to tankless or high-efficiency, or adding a recirculation system may be worth discussing. If your current setup is fine, we will not talk you into an upgrade.

Water Heater Repair And Replacement questions

Answers before you book.

More questions on our full FAQ page.

How long should a water heater last in Elgin?

Eight to twelve years for a standard tank, and our hard water pushes most units toward the lower end of that. Tankless units run longer — often twenty years — but only if they are descaled regularly, which locally means about once a year.

Is tankless worth it?

It depends on your household, not on the brochure. Tankless makes sense if you routinely run out of hot water, want the floor space back, or plan to stay in the home long enough to recover the higher install cost. If you have a working tank that meets your needs, the payback math usually does not favor switching.

Do you pull permits for water heater replacement?

Yes. Water heater replacement requires a permit in Elgin jurisdictions, and it matters when you sell the home. We handle the permit as part of the job.

My tank is leaking — what should I do right now?

Shut off the water supply valve at the top of the tank. For a gas unit, turn the gas control to off; for electric, switch off the breaker. Then call us. That stops it getting worse while you wait.

A plumbing problem should
not become a renovation.

If it is safe, close the nearest shutoff valve, move belongings away from water, and tell us exactly what you see.
